Vasakronan’s property Abbedissan 2 in Malmö is one of Sweden’s most energy-efficient office buildings. With demand-controlled ventilation, DALI-controlled lighting, smart solar shading, and a geothermal system, energy consumption has been reduced to just 18 kWh/m² per year – a full 88% lower than an average office, according to the Swedish Energy Agency’s statistics.

“We have full control over the indoor climate”

Jörgen Benediktsson, technical manager at Vasakronan, shares insights into the building’s technology and energy goals:

– We have high ambitions when it comes to energy efficiency. Our goal is to reduce energy consumption by 5% annually and reach 65 kWh/m² by 2025. We actively work with reuse, repurposing fans, frequency converters, and air handling units to reduce environmental impact and shorten delivery times.

Sustainability and energy efficiency in focus

Vasakronan is leading several initiatives to reduce its climate footprint, including solar farms, battery solutions, geothermal systems, and timber buildings. The building’s geothermal system plays a crucial role in energy efficiency, but it is Lindinvent’s smart control system that provides a unique level of real-time monitoring and optimization:

– We monitor everything in real-time with LINDINSPECT®. I can check pressure, airflow, and occupancy and adjust ventilation and temperature instantly when needed. This gives us full control over the building, ensuring a perfect balance between energy efficiency and tenant comfort.

Ventilation and cooling	Airborne cooling with VAV and active supply air diffusers with built-in sensors from Lindinvent 4 large air handling units controlled in sequence – the fourth unit has never been needed but is used to distribute operating hours. The ventilation runs 24/7 because one of the tenants operates around the clock, yet the energy consumption is only 18 kWh/m² per year.
